This project is a perfect example of how smart design can save money without compromising on the "wow factor." The owners of this property on Parklands Road wanted a spectacular open-plan transformation but were mindful of the budget. By refining the architectural design, we delivered a light-filled family home that feels significantly larger, all while reducing structural costs.
The clients wanted to transform their existing layout into a bright, open-plan kitchen and living space.
The Wishlist: They needed a connection to the garden, a dedicated play area for their children, and—crucially—storage wherever possible.
The Constraint: The original plans would have required significant and expensive structural steelwork to create a single vast opening.
We worked closely with the clients to review the design "wants vs. needs." We realised that by altering the structural approach, we could save the client a significant amount of budget.
Smart Structural Design (Value Engineering) Instead of knocking out the entire rear wall (which requires massive steel beams), we utilised the existing window openings. We kept the structural piers in place but opened up the spaces between them.
The Result: We placed roof lights directly over these openings to flood the new open-plan area with light. This avoided the cost of heavy steelwork while creating defined "zones" of light within the open-plan room.
Bringing in the Light We installed high-specification Internorm large sliding doors across the rear. These maximise the natural light and create a seamless link to the garden. Internally, we used glazed partitions to connect the lounge to the hall and a large pocket door to separate the kitchen-diner, keeping the flow of light uninterrupted.
Clever Storage Solutions The brief was clear: "Storage wherever possible."
The Pantry: We identified an area of "dead space" and converted it into an enlarged walk-in pantry.
Built-ins: We created bespoke built-in cupboards for utilities throughout the property, ensuring the main living areas remain clutter-free.

The home has been completely transformed. It is now a functional, playful, and stylish family hub.
Family Friendly: We created a dedicated playroom featuring a magnetic wall (created using magnetised plaster and navy blue paint), giving the children a creative space that is part of the main living area but distinct.
Budget Smart: By rethinking the structural openings, we diverted budget away from invisible steel beams and towards high-quality finishes like the Internorm doors and the kitchen island.
